Abstract
La presente investigación tiene como propósito obtener un modelo apropiado para estimar el valor de alquiler de los departamentos en Lima y Callao utilizando datos de geolocalización; para ello se siguió como metodología una investigación de tipo cuantitativa, correlacional y explicativo, con diseño no experimental. La población estuvo constituida por los hogares que viven en departamentos alquilados que participaron en la Encuesta Nacional de Hogares (ENAHO). Los resultados mostraron un modelo lineal generalizado con un R2 ajustado de 0.371 y una desviación explicada en 45.7%, asimismo un modelo aditivo generalizado con un R2 ajustado de 0.581 y una desviación explicada en 64.1%, también un modelo geo aditivo generalizado con un R2 ajustado de 0.62 y una desviación explicada en 72.8%, además un modelo geo sin efecto suavizado con un R2 ajustado de 0.62 y una desviación explicada en 72.8%, también un modelo geo sin efecto distancia cero con un R2 ajustado de 0.622 y una desviación explicada en 72.8%; posterior a ello se analizaron las medidas de bondad de ajuste, mediante el cual se concluye que el modelo geo sin efecto distancia cero es el apropiado para estimar el valor de alquiler de los departamentos en Lima y Callao.
The purpose of this research is to obtain an appropriate model to estimate the rental value of apartments in Lima and Callao using geolocation data; For this, a quantitative, correlational and explanatory research, with a non-experimental design, was followed as a methodology. The population was made up of households living in rented apartments that participated in the National Household Survey (ENAHO). The results showed a generalized linear model with an adjusted R2 of 0.371 and an explained deviation of 45.7%, also a generalized additive model with an adjusted R2 of 0.581 and an explained deviation of 64.1%, also a generalized geo additive model with an adjusted R2 of 0.62 and an explained deviation of 72.8%, in addition a geo model without a smoothed effect with an adjusted R2 of 0.62 and an explained deviation of 72.8%, also a geo model without a zero distance effect with an adjusted R2 of 0.622 and an explained deviation of 72.8%; After that, the goodness-of-fit measures were analyzed, through which it was concluded that the geo model without zero distance effect is appropriate to estimate the rental value of the apartments in Lima and Callao.
